We are proud to announce our latest acquisiton at 510 West 38th St. You might think as I did before looking at this property that it wasn’t in the greatest of neighborhoods. My son called me up late one evening and said “Dad!, I think we should consider putting in an offer on the foreclosure on West 38th. I told him he was nuts, that I grew up on West 40th and was familiar with the neighborhood and that it was going downhill. Reluctantly I went and looked at the house and was happy with the condition and felt that it had the potential to be a good investment.

Aside from this particular home, I walked up and down the street, talked to neighbors and the mailman. I found that many of the homes on the street were in immaculate condition and very well kept. The house we were looking at was probably in the worst shape of all the homes on the street. Smart Money always says never have the nicest house on the street, because you’ll never get your money back out of it.

After more investigating and number crunching, we put together an offer that was accepted. Now the work begins! As in most older homes, the windows were old and drafty, so those are first on our hit list. The trees and shrubs were overgrown and the lawn needs some TLC but that is right up my alley. Next come the floors. The hardwood floors look real shabby and our first thought was to cover them with carpet, but after thinking about it a while, I’ve decided to sand and refinish them.

The upstairs bath is a disaster, so this is where we will put in the most work. Everything is coming out and going into the dumpster. They say kitchens and baths are what sell, so we are going to follow conventional wisdom and give it a fresh new look.

Hopefully we can have this done and ready for occupancy by November 1st.

Two new properties added to our fold

We are happy to announce that we have acquired two new properties.

We took possession of a four bedroom Colonial on Wednesday. Utilities are getting turned on Friday and we hope to have this classic ready to rent by month end. Located at 1600 East 46th St in Ashtabula this home is great for a large family. There are some minor fixes needed, but this classy lady should be ready of occupancy very soon.

Our other addition is located in a nice neighborhood at 5845 Runkle Avenue. This house features hardwood floors throughout. The 3 bedroom 1 1/2 bath house sits on 1/3 of an acre and has a detached two car garage. Scheduled to close mid March, this house won’t last long. No major renovations needed here either although we are planning on installing new energy efficient windows.
